The Los Angeles Warehouse market has changed quite a bit over the years. From the earlier farming days of Southern California to the manufacturing heyday of the mid twentieth century to the modern urban environment of today, the definition and use of industrial properties has evolved.

Merriam-Webster’s Dictionary defines a warehouse as “a structure or room for the storage of merchandise or commodities.” However, in a diverse city like Los Angeles a warehouse is much more than merely a storage facility. A traditional warehouse in an industrial complex may be categorized according to the type of products or materials stored in it. Industrial facilities are often located on outskirts of cities where the land is cheaper and the environmental regulations are looser. The building itself may be open air structure, a brick industrial building, a concrete block tilt-up, a corrugated steel facilty.  Speciality warehouses include cold storage facilities, distribution centers, retail warehouses, rack supported warehouses, and flex spaces.

Los Angeles Warehouses are unique compared to many other cities because of the entertainment industry. Many warehouses are used for film locations, as well as prop houses. These Hollywood-related uses give the owner of such properties an added bonus, especially when a vacancy occurs. If the warehouse has the right look and there is sufficient demand, a “vacant” property can generate more revenue than an occupied one.

Light Industrial Properties

Merriam-Webster’s Dictionary defines heavy industry as “the production of goods (such as coal or steel) that are used to make other goods” Light Industry, on the other hand, is “the production of small goods that will be sold to the people who use them rather than to another manufacturer.” Other legal descriptions classify light industrial properties as an industrial use building of less than 10,000 square feet and usually only one story in height. Examples of typical light industrial uses are contractor offices, machine shops, materials testing labs, assembly of data processing equipment, cabinetry work, property management services, software publishing and production, engineering and architectural services, and IT component production.

Most of the warehouse properties in the metro Los Angeles area are considered light industrial. Many years ago Los Angeles was filled with heavy industrial uses, but as the city matured and expanded the large and environmental challenging facilities were push to the extremities or out of the state entirely. What remains today are generally smaller and costlier office/warehouse facilities.

Many buildings have transitioned to the ill-defined category of flex space. Flex space may be a glorified office building with some storage space or an commercial building that is a gray shell that can be transformed to a variety of uses. In the heart of LA, many former warehouses have been converted to creative office spaces, live/work lofts, entertainment production facilities, and recently a complete residential conversion. According to the Commercial Observer, Los Angeles County rental rates for warehouses jumped 45 percent from 2021 to 2022 mostly due to ecommerce and the economic changes to commercial real estate from the COVID-19 pandemic.
